These are the variables we look at during every on-site assessment. Understanding them helps explain why two 1,500 sq ft projects can have meaningfully different costs.

Square Footage

Lower: Under 800 sq ftHigher: 1,500+ sq ft

More ceiling area means more material, more labor, and more setup time. However, larger projects tend to have lower per-square-foot costs because fixed setup and cleanup costs are spread across more area. We measure actual ceiling area, not floor plan square footage.

Painted vs. Unpainted

Lower: Unpainted textureHigher: Multiple paint layers

Unpainted texture wet-scrapes efficiently. Painted texture requires scoring, extended soaking, and more careful technique — adding meaningful labor time per square foot. The more paint layers, the more time it takes. This is the single biggest variable on same-size projects.

Ceiling Height

Lower: Standard 8–9 ftHigher: Vaulted or 10+ ft

Standard heights work with ladders and standard scaffolding planks. Higher ceilings require more robust scaffolding, longer setup time, and more physical effort per pass. We account for ceiling height during the assessment and note it in the quote.

Repair Scope

Standard prep — screw pops, small seam issues, water stain sealing — is built into the removal and skim coat scope. Extensive water damage, large areas of damaged paper, or re-taping multiple seams are quoted separately. We identify repair scope during the assessment.

We do free in-home assessments. We look at the ceiling, test the texture, map the damage, measure the area, and give you a written quote that covers everything we're going to do. That number doesn't change after work starts.
